San Antonio design-build remodeling

Kitchen Remodeling in San Antonio, TX

Design and construction under a single contract, a fixed price agreed before anything is torn out, and a team used to working in houses that are older than the rulebook.

A San Antonio remodeler that reads the house before it draws the kitchen

This city has more genuinely old housing than anywhere else in Texas, and a great deal of it sits inside districts where what you can change is defined. That is not an obstacle. It is simply information, and it is far cheaper to have before the drawings than after. We establish what applies to your address at the first visit, then design something that can actually be built.

One contract, one teamDesign and construction together, so nobody can point at anyone else when something doesn't fit.

Questions

Frequently asked questions

While the work is on

We set up a temporary kitchen on day one: sink, worktop, fridge and a run of power, usually in the dining room or garage. It is not pleasant but it works, and it goes in before anything comes out.
Contained, not absent. Sealed zone, negative air machine, plastic on the route in and out. You will still find some. Anybody who tells you none is lying to you.
Almost nobody does. The exception is if the only bathroom is beyond the work, or if somebody in the house has a respiratory condition, in which case we will tell you straight.
On site by half past seven, tools down by four, and the floor swept before anyone leaves. If that does not suit your household we will shift it, but say so before we start rather than in week two.
The site is left safe and clean. We do not work Sundays and we do not leave a gutted kitchen open to the house on a Friday night.

Kitchen remodeling

Not with us, design and build are the same contract. That matters more than it sounds. When the designer and builder are separate companies, anything that doesn't work on site becomes an argument about whose fault it is, and you're the one refereeing. Here, if the drawing doesn't build, that's ours to solve.
Yes, and we do it regularly. Bring us the drawings and we'll price and build them. We'll also flag anything we think will cause problems on site before you commit, better to have that conversation at the drawing stage than at framing.
Yes. A large share of the kitchens we look at have solid cabinet boxes and a layout that works, and the owners are about to spend three times what they need to. If refacing and new countertops gets you where you want to be, we'll say so. We'd rather do the smaller job well and be the people you call for the bathroom next year.
Call us and we come back. Every project gets a walkthrough where we build a punch list together, and nothing is signed off until that list is closed. Workmanship issues that show up later are ours to fix; manufacturer warranties on cabinetry, stone and appliances are passed through to you in writing at handover.
A deposit to book the slot and start the design, then progress payments tied to milestones that have actually been reached, not to dates on a calendar. The final payment is due after the walkthrough punch list is closed, not before.

Kitchen Remodeling in San Antonio, TX

From cabinetry and stone through to opening up a 1920s plan without losing the reason you bought the house. One contract, one programme, one price.

What decides the cost of a San Antonio kitchen

In order of weight: whether the layout changes, the cabinetry specification, and the stone. Tile and appliances matter far less than most people assume.

Where San Antonio differs is the age of the stock. In a 1920s Monte Vista house the plumbing can usually move without much drama, because it is pier and beam. In a 1970s Castle Hills ranch on slab, the same change means cutting concrete. Same drawing, very different number, which is why we survey before we price.

The projects we run most often here

Three shapes cover most of our work:

  • Opening a mid-century plan. North-side ranch houses with a wall between the kitchen and the den. Remove it, engineer the beam, rebuild around an island.
  • Modernising an old kitchen carefully. Monte Vista, King William and Alta Vista, where the work is to make the room function without making it look imported from somewhere else.
  • Lifting a new house out of builder grade. Stone Oak and Alamo Ranch, where the layout is fine and the cabinetry, stone and lighting are not.
Kitchen cabinets & refacing

New custom cabinetry, refacing and refinishing. The biggest line in any kitchen budget.

Kitchen countertops

Quartz, granite, quartzite, marble and porcelain, templated, fabricated and fitted.

Kitchen design & layout

Layout drawings, 3D views and material selections, then the same team builds it.

Luxury kitchen remodeling

Custom inset cabinetry, natural stone, panel-ready appliances and architectural millwork.

Kitchen islands

Adding, enlarging or rebuilding an island, including the plumbing and electrical behind it.

Small kitchen remodeling

Galley and apartment kitchens, layout, storage and light in a room that can't grow.

Outdoor kitchens

Built-in grills, weatherproof cabinetry and stone that survives a Texas summer.

The detail

You can stay in the house for a kitchen remodel and most of our clients do. What makes it bearable is preparation rather than optimism:

  • We build dust barriers with zipper doors and run negative air, so drywall dust doesn't end up in your bedrooms.
  • Floors and walkways between the entry and the kitchen are protected for the whole job.
  • We'll set up a temporary kitchen, fridge, microwave, kettle and a working sink somewhere else in the house, before demo starts.
  • The site is swept and tools are put away at the end of every day. You get your house back each evening.
  • You get a schedule showing which trade is in the house on which days, so there are no surprise 7am knocks.

Cosmetic work doesn't need a permit. Cabinets, countertops, backsplash, flooring, paint and swapping a fixture for a like-for-like fixture are all fine as-is.

You do need a permit, and we pull it, when the project involves:

  • Removing or altering a wall, load-bearing or not
  • Moving or adding plumbing supply and drain lines
  • New electrical circuits, a panel change, or moving the range circuit
  • Gas line work of any kind
  • Changing or adding a window or exterior door
  • Adding or relocating a range hood that vents outside

We handle the application, the drawings, and the inspection scheduling with the City of San Antonio. It's built into the timeline we give you, not an afterthought that stalls the job. Working without a permit on structural or gas work is a problem you inherit at resale, when the buyer's inspector asks for paperwork that doesn't exist.

Why we will not price this over the phone

Anyone who gives you a figure without seeing the room is guessing, and the guess is always low. It has to be, or you would call somebody else.

How we work

One team, five steps, no surprises

An old house will tell you what it needs if somebody takes the time to look. Most of the cost and nearly all of the disappointment in remodeling comes from skipping that step.

First visit 01

First visit

We measure, look at the structure and the services, and talk about what the house is and what you want from it.

Drawings and selections 02

Drawings and selections

Plans, elevations and materials, with trim profiles and finishes chosen to sit properly alongside what is already there.

Written proposal 03

Written proposal

A defined scope, a fixed price and a realistic programme, including any district review that applies.

Construction 04

Construction

One crew, a sequence that respects the building, dust control taken seriously, and the site left clean every evening.

Handover 05

Handover

We walk the finished rooms together, agree the snagging list, complete it, and settle the balance afterwards.

Who does the work

Known to the people who sign things off

Permits, inspections and boards go faster when the inspector recognises the name on the application and the work behind it.

  • We file and we chase You are not the one ringing the permit office to ask where it is.
  • Inspections pass first time Because the work is built to pass, not built to argue about.
  • We answer the phone Same day on weekdays, which in this market is apparently unusual.

Areas we serve across San Antonio & Greater San Antonio

We're based in San Antonio and run projects throughout Greater San Antonio. Below is where we work, and what tends to be different about remodeling in each.

Where your house is changes the project more than most people expect. The permitting authority is different in the Park Cities and in each suburb. Conservation and historic districts restrict what can change. Condo and townhome buildings add a management approval that often takes longer than the city does. And the housing stock itself, 1960s ranch, pre-war Tudor, new-build, decides whether your kitchen needs a structural change or just a good layout.

San Antonio is really several housing markets sharing a city limit. Inside Loop 410 you have 1920s–40s bungalows and two-storey homes in Monte Vista, King William and Alta Vista, most of them in historic districts where the Office of Historic Preservation reviews anything visible from the street. North of 410, Castle Hills through Shavano Park is mid-century ranch with the kitchen walled off, which is the most common remodel we run. Further north again, Stone Oak, Alamo Ranch, Cibolo Canyons. The houses are new enough that the layout already works and the job is finishes, storage and light. And three of the wealthiest addresses in the metro, Alamo Heights, Terrell Hills and Olmos Park, are independent municipalities that permit entirely separately from the city.

We measure, talk through layout and materials, and follow up with a written fixed-price proposal, no obligation, no pressure, and no salesperson at your kitchen table until 10pm.

  • We check the things that decide the price before we quote it: moisture, wiring, what is behind the wall.
  • Staged payments against completed work. Nothing paid ahead of what is built.
  • Containment and a swept floor every day, in the contract rather than as a favour.
  • A number you can plan around, on paper, with no obligation.
