What decides the cost of a San Antonio kitchen
In order of weight: whether the layout changes, the cabinetry specification, and the stone. Tile and appliances matter far less than most people assume.
Where San Antonio differs is the age of the stock. In a 1920s Monte Vista house the plumbing can usually move without much drama, because it is pier and beam. In a 1970s Castle Hills ranch on slab, the same change means cutting concrete. Same drawing, very different number, which is why we survey before we price.

- Opening a mid-century plan. North-side ranch houses with a wall between the kitchen and the den. Remove it, engineer the beam, rebuild around an island.
- Modernising an old kitchen carefully. Monte Vista, King William and Alta Vista, where the work is to make the room function without making it look imported from somewhere else.
- Lifting a new house out of builder grade. Stone Oak and Alamo Ranch, where the layout is fine and the cabinetry, stone and lighting are not.

You can stay in the house for a kitchen remodel and most of our clients do. What makes it bearable is preparation rather than optimism:
- We build dust barriers with zipper doors and run negative air, so drywall dust doesn't end up in your bedrooms.
- Floors and walkways between the entry and the kitchen are protected for the whole job.
- We'll set up a temporary kitchen, fridge, microwave, kettle and a working sink somewhere else in the house, before demo starts.
- The site is swept and tools are put away at the end of every day. You get your house back each evening.
- You get a schedule showing which trade is in the house on which days, so there are no surprise 7am knocks.
Cosmetic work doesn't need a permit. Cabinets, countertops, backsplash, flooring, paint and swapping a fixture for a like-for-like fixture are all fine as-is.
You do need a permit, and we pull it, when the project involves:
- Removing or altering a wall, load-bearing or not
- Moving or adding plumbing supply and drain lines
- New electrical circuits, a panel change, or moving the range circuit
- Gas line work of any kind
- Changing or adding a window or exterior door
- Adding or relocating a range hood that vents outside
We handle the application, the drawings, and the inspection scheduling with the City of San Antonio. It's built into the timeline we give you, not an afterthought that stalls the job. Working without a permit on structural or gas work is a problem you inherit at resale, when the buyer's inspector asks for paperwork that doesn't exist.

We're based in San Antonio and run projects throughout Greater San Antonio. Below is where we work, and what tends to be different about remodeling in each.
Where your house is changes the project more than most people expect. The permitting authority is different in the Park Cities and in each suburb. Conservation and historic districts restrict what can change. Condo and townhome buildings add a management approval that often takes longer than the city does. And the housing stock itself, 1960s ranch, pre-war Tudor, new-build, decides whether your kitchen needs a structural change or just a good layout.
San Antonio is really several housing markets sharing a city limit. Inside Loop 410 you have 1920s–40s bungalows and two-storey homes in Monte Vista, King William and Alta Vista, most of them in historic districts where the Office of Historic Preservation reviews anything visible from the street. North of 410, Castle Hills through Shavano Park is mid-century ranch with the kitchen walled off, which is the most common remodel we run. Further north again, Stone Oak, Alamo Ranch, Cibolo Canyons. The houses are new enough that the layout already works and the job is finishes, storage and light. And three of the wealthiest addresses in the metro, Alamo Heights, Terrell Hills and Olmos Park, are independent municipalities that permit entirely separately from the city.
